Guidelines for Lessees & Residents
The following list sets out some practical guidelines designed for the mutual benefit of all lessees and residents. In no way do they alter or restrict the terms of the Lease. References indicate, where appropriate, the schedule and clause numbers in the Lease. Non-specific items are included under the Company’s general authority to make regulations, as per Schedule 5 part 2.6 of the Lease.
Internal Communal Areas
- Smoking in the internal common areas is prohibited.
- All communal hallways/staircases/lobbies should be kept clear at all times, and not used for storage of any kind.

Alterations
- No structural alteration or addition, whether internal or external, may be carried out without prior written consent from the Lessor. Contact Eaton Terry Clark, for more details.
Schedule 5 clause 12
NOTE: For the purposes of clarity please note the following:
- “Structural” means:
- removing part or all of any internal wall
- making any cut into the flooring screed
- any works involving a balcony
- changing the floor covering from that permitted under “Flooring” – see below
- Alterations and replacements to Kitchen and Bathrooms units / whitegoods do not require prior consent.
- Work undertaken by a qualified Electrician or Plumber does not require prior consent unless the work involves structural work as detailed in 1. above.
- If structural work is undertaken without consent, the board may
- instruct a qualified person to inspect any work for the purpose of ascertaining whether or not the works are safe
- and/or require that the Lessee reinstate the flat to its original condition
- and/or undertake additional works as required by the Board
All costs involved will be the responsibility of the Lessee.
Flooring
- All floors (including the passages) must be completely covered with wall to wall fitted carpet or in the bathroom lavatory and kitchen only vinyl floor covering or other sound deadening material. Flooring can be removed for cleaning or repairing or decorating.
Noise
- All residents, visitors and friends should have respect at all times for their neighbours where noise is concerned.

Letting
- Tenancy agreements must adhere to the regulations as laid out in the Ninth Schedule of the lease. If you require further clarification please contact Eaton Terry Clark

Use of Properties
- The use of a flat is for residential purposes only and use for illegal or immoral purposes is strictly prohibited.
Schedule 5 Clause 14
Use of The Green
- The Lease of Altamira Estates preserves the lawns for the quiet enjoyment of all residents. To that end, no activities, which includes walking, on The Green are allowed. Access across the Estate is only permitted on roads and footpaths.
Schedule 3 Clause 8
Animals/Pets
- The Lease does not allow the keeping of any animal or bird within any flat including on balconies or within gardens/patio areas
Schedule 9 clause 13.
NOTE: A formal procedure has been introduced to be followed by any resident who may have extenuating circumstances with regard to keeping an animal or bird. If you require further information please contact Eaton Terry Clark.
Parking
- The parking of trailers, caravans and vans on the estate is prohibited, and all vehicles parked on the estate must be taxed and roadworthy.
Schedule 9 Clause 14.1
Garages
- Garages are to be used for the storage of a private motor vehicle, and must not be used for any purpose of trade or business.
- No use or storage is permitted which may affect insurance or premiums of same.
- Garages may be owned only by lessees of properties at Altamira

Cavity Wall Insulation
- Installation of cavity wall insulation is not approved by the Board. Owners who undertake this do so at their own risk, and responsibility of remedy of faults in walls which have had cavity wall insulation installed remains with the owner in whose walls the insulation has been installed.
- To assist owners who have had cavity wall insulation installed, the Board would advise that cavity wall insulation should come with a long warranty, and in the event of problems owners should revert to their warranty organisation which is likely to be the Cavity Insulation Guarantee Agency. Problems with debris in cavities may cause moisture transfer, and currently owners may well be able to receive government funding to assist with removal of foam insulation and debris and replacement with more efficient bead insulation
Block UPVC Soffits and Fascias
- No television aerials, satellite dishes or other items should be fixed to the Upvc soffits and fascias of the blocks or the entrance hallways.
